Making Your Reservation

Reservations 
We’re open Monday through Friday from 8:30 a.m. until 5:00 p.m.; Saturday office hours during our busy season are 12:00 to 5:00 p.m.  Call our toll free number 1-800-923-6025 and we’ll be happy to help you select the right rental property for your needs, complete with all the details.

Reservation Deposit 
Once you’ve decided on the property, you will then be required to place a 50% deposit of total cost to reserve the home. The balance is then due 30 days prior to your arrival. The deposit will cover the cost of the Reservation fee plus tax, the Deposit Waiver fee and Pre-Rent. We will also require a credit card to be on file for a cancellation fee if the reservation is cancelled within the 60 day period prior to arrival. When you arrive, if you want to be moved to another property the cancellation policy will apply and full payment for the new home reservation will be due. MasterCard or Visa will be accepted as payment for the reservation deposit when confirming reservations by phone.

The Deposit Waiver Program is offered in lieu of a Security Deposit. The cost for the program is $39.00 for reservations less than 90 days. Reservations over 90 days are not covered under this program. If you elect to decline the POM Program, a security deposit of $300.00 will be required for the reservation.
Please note: Rental rates are subject to change.

Confirmation 
Upon receipt of your reservation deposit, you will receive confirmation of your rental by return mail, confirming the dates of your stay, the property reserved and all of the information about your reservation.  Check your confirmation for accuracy. If you find a mistake, notify our office immediately.

How to Pay
If you are paying your balance by personal check, it must be received by us at least 30 days prior to your arrival. If you are paying your balance by Cashiers Check, Travelers Check, Money Order, Visa or Master Card, it must be received by us at least 14 days prior to your arrival.

Taxes
A 6.75% North Carolina sales tax and a 4% Haywood County Room Occupancy Tax will be collected on the total rental amount for rentals of less than 90 days.

Checking In
The day you arrive you will come to our office to pick up your keys and be given directions to your rental, or if you need special assistance, to be taken to your rental. We are requesting that all check-ins be done between the hours of 2:00 p.m. & 4:00 p.m.

Checking in After Hours
Entire amount of bill must be paid in advance of your arrival.  If your balance is paid in full, a package with keys and directions to your vacation home will be left in the red "check-in" box located outside our office door. There will be no packages left for renters with unpaid balances.

Cancellation Policy
Our cancellation notice is as follows:

If you cancel your reservation 60 or more days prior to check-in, you will receive a refund on pre-rent monies you have paid. The Reservation Fee and the Deposit Waiver Fee are not refunded.

If you cancel your reservation within 60 days of your check-in, the Cancellation Fee is $1,000 or the cost of the entire reservation, whichever is lower. The Cancellation Fee will be charged to your credit card on file. The Reservation Fee and the Deposit Waiver are not refunded.

If the Tenant wishes to change the reservation within the 60 days to a different property than originally booked, the above Cancellation Policy will apply and full payment for the new home reservation will be due. A new Reservation Fee will be charged.

Once you arrive and pay your rent, no refunds will be made if you choose to leave early.

Travel Cancellation and Protection Insurance is sold by Premier and is designed to protect you in the event it becomes necessary for you to cancel your reservation. Ask your Reservationist for further information.

Security Deposit 
Within thirty (30) business days following your departure, if you elected to decline the Deposit Waiver Program and pay a $300.00 deposit, you will receive a check for your security deposit for your stay. Security deposits will be refunded by mail only. No exceptions.

General Information
CHECK-IN TIME:  2:00 p.m. to 4:00 p.m. Monday through Saturday
CHECK-OUT TIME: 11:00 a.m. (promptly at 11:00 a.m. unless arrangements have been made with our office)
PETS: We have several properties that will allow pets. A non-refundable pet deposit is required on these homes.
TELEPHONES: Most of our properties are complete with telephones that may be used to make "free" local calls. All long distance calls should be either made collect or by using your credit card numbers.  No directory service calls are to be made. Please note: the phone number to your rental unit will be listed on the confirmation. You may give this number for emergencies to family and friends. Some of our owners have placed a block on long distance calls. If this is a problem, please notify the reservationist before booking.

Please Do Not Charge Long Distance Calls on Rental Phones!

If calls accidentally show up on the owners bill that were made during the time of your stay, you will be asked to pay the charges plus a $ 20 service fee to our office.

Keys
All keys must be returned to our office. Do not leave keys in the rental. There will be a $5.00 charge for keys not returned.
